Kakelhuset – an ’80s dream reimagined for the future

Kakelhuset plays a central role in the growing Marievik district by Liljeholmskajen. It is designed to strengthen Marievik as an attractive destination and to connect the area into a cohesive whole. The vision is to create a vibrant and dynamic place for people who work, live, and visit here.

In the transformation of Marievik, not a single building has been torn down. Instead, we have chosen to refine what already exists, updating and elevating the strengths of the postmodern style.

The ground floor will open up with space for restaurants, cafés, and shops. New openings in the façade allow more light to flow in, with glass replacing the old stairwell to create transparency at street level. When glass meets the iconic tiles, the building is carried into the future.

The entrance will be moved towards the park, and the ground floor will be updated with new functions and a community area connected to the restaurant. On the rooftop, a new restaurant and shared terrace will offer sweeping views. Sustainable materials, wellbeing, and a design that celebrates the playful and optimistic spirit of the 1980s run through the entire building.

Here we are creating state-of-the-art offices with unbeatable waterfront views. The focus is on sustainable materials and exceptional lighting design. The premises are updated with taller windows that flood the interiors with natural light, creating a sense of openness, while advanced ventilation systems adjust dynamically to where people are located in the space.

The large floor plates are ideal for open-plan offices, while enclosed rooms and adaptable modules in the central areas provide flexibility for different ways of working.

These modern, sustainable, and inspiring offices — ranging from approximately 1,000 sqm to 8,500 sqm — are perfectly suited for larger companies seeking something extraordinary. With the development of Marievik, the postmodern buildings will take on a central role, forming the foundation of the entire district. Postmodern architecture and design flourished during the 1980s and 1990s, as a reaction against the stripped-down functionalism and modernism of earlier decades. The style is characterized by playfulness, asymmetrical forms, and colorful details. In Kakelhuset, we preserve the unique qualities and playful expression of postmodernism – and carry them into the future.

Exciting restaurants and entertainment

On the ground floor, tenants, residents, and visitors can enjoy lunch, coffee, or dinner at the restaurant or one of the cafés. From the new rooftop restaurant, complete with urban farming opportunities and a west-facing terrace, you can take in the unbeatable views. There are already restaurants in the neighborhood, but with the transformation of our buildings, the area will soon be filled with more restaurants, cafés, bars, hotels, and shops – creating vibrancy from morning to evening.

Inside the building, tenants will also have access to a shared sauna, while just outside lies the new quay with Stockholm’s first floating bath – Marieviksbadet, inaugurated in the summer of 2025. And just across Liljeholmsbron, Hornstull and Södermalm await, with their wide range of nightlife, culture, and activities.
